Job Description
TheProperty Accountantwill be responsible for performing accounting functions for assigned owned and leased properties working under the direction of the Real Estate Accounting Manager.
Required Skills
* Responsible for monthly/annual billings of rent and triple net for tenants of sub-lease and owned stores.
* Prepare and maintain files of all outstanding and paid expenses for triple net recoveries to be charged to tenants annually.
* Compute rent annual increases based on lease contracts (i.e., CPI, Fixed, Percentage and others)
* Reconcile and analyze all triple net annually (in some cases quarterly).
* Prepare monthly journal entry of revenues for sub-lease and owned stores in general ledger.
* Responsible in collection of accounts receivable, application of payments and sending of monthly statements.
* Responsible in providing accounts receivable aging report to accounting department monthly.
* Submit proposed monthly accruals - expenses not captured in accounts payable for assigned properties.
* Update and maintenance of lease documents files (provisions, amendments, extensions, estoppels and snda) for assigned properties.
* Communicate periodically with real estate accounting manager of all changes, adjustments and updates that relates to assigned properties.
* Follow-up, send correspondence and resolve all open tenant/landlord issues related to accounting and leases
* Prepare disposition report of security deposit for move-outs; deposit of security deposit for move-ins.
* Prepare monthly allocation of prepaid expenses for related properties.
* Responsible in maintenance of real estate tax master list and periodical payments of real estate tax.
* Participate in the preparation of annual budget for assigned properties.
* Assist RE Manager in preparation of entries for monthly and annual closings.
* Perform other tasks that may be assigned from time to time.
Required Experience
* Bachelors\' Degree in Accounting.
* 2-5 years experience in real estate, fixed assets or general ledger accounting.
* Tier I (SAP, Oracle) or II (Lawson) accounting software proficiency preferred.
* Ability to work in a fast-paced environment and meet required deadlines.
* Strong initiative and the ability to work independently and in a team atmosphere.
* Proficiency with Microsoft software including Word, Excel and Office.
* Strong time management and organizational skills.
